Alkerton Oaks is our new commercial development, situated on the periphery of the estate. The business park comprises of new modern, high specification space with excellent flexibility in terms of the size of space available (from 1,400Sq.ft to 21,269Sq.ft) and mix of office, industrial and storage accommodation. Upton Estate recognizes that it is becoming increasingly important for many businesses to justify their carbon footprint to their customers. To aid tenants with this, the estate has installed a renewable heating system to heat the commercial accommodation at Alkerton Oaks. The heating system installed not only provides benefits for our tenants but it also provides a system that generates a use for the abundant woodland resources available within the estate and guarantees the sustainability of the estate in the future. ‘Green’ renewable heat is provided to tenants by the estate, via a biomass woodchip boiler which utilizes woodchip from the estates woodland. The biomass boiler The biomass boiler is located in a basic fuel store building providing a renewable form of energy that supplies heating and hot water and avoids the need for any new oil fired installations. This ensures that our buildings are efficient as possible. As such the majority of our units have now achieved an Energy Performance Certificate (EPC) of Grade A.
The fuel is sourced entirely from within Upton. A local contractor provides the wood-chipper but all other labour and machinery is sourced internally. A programme of thinning works is implemented on an annual basis to provide a sustainable timber supply which is seasoned for 12-18 months and then chipped to produce the woodchip. The use of this woodchip becomes a driver for implementing a sustainable management plan to enhance the Estate woodlands (of which much is on ancient woodland sites). Currently we have a woodland management plan in line with the Higher Level Stewardship Scheme. The implementation of this plan will continue to promote sustainable and ongoing woodland management within the Estate.
